Ensuring they’re doing their part in helping struggling Australians find a safe, secure and affordable place to call home is Evolve Housing’s mission. This has never been more evident than in the acquisition of their large-scale, mixed-tenure (tenure blind) housing development, Lidcombe Rise, in the Sydney suburb of Lidcombe.
The incredible Lidcombe Rise project is an innovative collaboration between Community Housing Provider Evolve Housing, Housing Australia, Homes NSW and Developer Billbergia Group. Designed to grow the social and affordable housing supply and help ease the social housing waitlist, its completion defines a new way of life for social and affordable housing residents who, regardless of their income, enjoy the same high standard of living, creating a sense of equality and community.
The design of Lidcombe Rise grew from the notion that a home is more than a physical space – it is a place of security, comfort and wellbeing. Creating an estimated 480 jobs for dedicated individuals who worked on the project’s successful development, this large-scale, mixed-tenure housing project will see a total of 376 new homes consisting of 63 social housing units, 93 affordable housing units and 220 private dwellings across four buildings in a vibrant neighbourhood.
With the cost of living increasing, Evolve Housing considers Lidcombe Rise a beacon of hope for struggling Australians on very low to moderate incomes, giving them the opportunity to live in a high-quality, accessible and affordable dwelling.
The dwelling’s strategic location is part of its appeal – close proximity to retail shops at Lidcombe's town centre, schools and public transportation. Such accessibility to essential amenities means residents can lead a fulfilling and well-connected lifestyle, making it an ideal choice for families, young professionals and retirees alike. Furthermore, there will be a childcare facility beneath the affordable housing component of Lidcombe Rise to help service residents’ needs.
To accommodate different family sizes and the demographic requirements and priorities of current and future residents, Lidcombe Rise is designed with 21 one-bedroom apartments and 42 two-bedroom apartments in the 63-unit social housing tower of the project; of which Evolve Housing manages on a 20-year lease on behalf of Homes NSW.
Evolve Housing purchased Tower B, which comprises 93 affordable housing units and includes 30 one-bedroom, 42 two-bedroom and 20 three-bedroom apartments. Tower B is currently managed by Evolve Housing’s profit-for-purpose real estate agency and largest affordable housing provider in the state, EchoRealty, who successfully rented out all 93 apartments within six weeks of handover in December 2023. These rentals have been locked in at a reduced rent rate of 25-30%.
To further enhance the residents’ experience, there is access to communal courtyards and rooftop open spaces for social gatherings to create a sense of community for everyone.
Balancing environmental considerations with the design intent was a fundamental principle in creating sustainable development with a high level of liveability for Lidcombe Rise. The architectural design complements and further enhances the local landscape.
The layout and building depth of all four towers are designed to ensure maximum daylight and sunlight access to all units, with ventilation and natural cross ventilation. This is evident in the rectangular pattern of the build.
To improve energy efficiency and reduce noise, all external windows and glass doors have been fitted with Low-E double-glazing, while apartments with a southern, western and eastern orientation feature winter gardens, instead of traditional open-style balconies, to negate potential noise impacts from the train lines.
Solar access and thermal comfort have also been key design considerations with the implementation of custom shading fins – horizontal fins to protect rooms facing north and vertical fins for east/west faces. These fins were powdercoated to complement and purposely contrast the aluminium glazing frames for greater architectural expression and individual building identity.
Universal design principles equally apply to site planning, common areas and individual dwellings. All affordable housing dwellings were designed with hybrid flooring to reduce ongoing maintenance and comply with a silver level of Liveable Housing Guidelines. Further sustainability measures implemented include all water fixtures are 4 Star +, and external windows and glass doors are fitted with Low-E double glazing including heavy blockout blinds for cooling down in the summer, as well as air conditioning.
